| Realty Commission | A Buyer's agent prepares the offer to purchase to include realtor commission so that the structure of the offer does not exclude commission for the Buyer's Agent. Many Brokers + Homeowner's will not include Buyer's Agent commission. However, this is not a good strategy for anyone selling a home. This inpart will render the commission not financeable as part of the sale. It also discourages Buyer Repsentation. Why would they want to do that?? GoTo Top |
| Mortgage | A Buyer's Agent will sit with and go over your financial comfort zone. Not just see if some how if you can squeeze into a home only to be strapped by an unrealistic financial burden. GoTo Top |
| Property Information | A Buyer's Agent will provide information about a property that a Seller's Agent can not! An example may be to point out items such undesirable location, structural obsolessence, poor layout of the home, etc. The Buyer's Agent can also provide a history of the property. ie if a property has been on the market for 2 years or other conditions that would be to the buyers advantage. This will enable both the Buyer's Agent and the buyer to better purchase a home at a fair market value. GoTo Top |
| Home Purchase + Closing Procedures | Remember that a Seller's Agent represents the SELLER. During the home purchase procedure you will likely have a Home Inspector (who represents the Buyer) perform an inspection. Your Agent will be there too. If you use a Seller's Agent they will be there on behalf of the Homeowner not you the Buyer! There will also be a walk through just before Closing. Again you will be there to do the walk though (last minute visual inspection). You could be there with a Seller's Agent that does not represent your best interest, should they see something that you don't they won't point it out. They don't represent you. | CurrentInfo | A Buyer's Agent can keep your current situation confidential. Such as your needing to purchase because you lease is up or how much your willing to spend (your top offer on a property). A Seller's Agent will not because it is in the best interest of the Seller to provide information about your urgency for example or how much you are willing to spend. | Confedentiality | A Buyer's Agent can keep confedential information regarding status ie a person who is a CEO of a fortune 500 company or any positon that would indicate that the price is not really an issue. This would have an effect on an offer to purchase. A Seller's Agent can do this and would reveal that to the Seller! GoTo Top |
| Comparable Properties | A Buyer's Agent can provide comparable properties to establish fair market value. A Buyer's Agent can then use then when presenting an offer to purchase. Seller's Agent can not because this would support the Buyer's best interest and would violate the Seller's Agent disclosure to represnt the Seller's best interest. GoTo Top |
| Beyond MLS | A Buyer's Agent can represent the Buyer on any property in MLS. However, also represent the Buyer if there is an Office exclusive (not on MLS), Homes not yet on the market, canvass certain properties or neighborhoods where the Buyer has a desire to purchase.
